The F.R.E.S.H Certified Home Program |
In today's "Buyer's Market", sellers need an edge if they want to sell their homes for a desirable price and in a timely manner. In response to these challenging conditions, Susan Eidler and Desert Dreaming Reality, Inc. have developed the F.R.E.S.H Certified Home marketing program. F.R.E.S.H certified homes have been:
Fully inspected - Professional home inspection to detect problems prior to showing home to buyers
Repaired - for any problems arising through the inspection process
Evaluated - for today's fair market value, through a formal appraisal
Staged - to provide buyers with a professional presentation of their perspective purchase Home Warranty - Provides buyers security against unforeseen problems with appliances, etc.
These measures give prospective buyers additional confidence that they are indeed making a wise choice, eliminating much of the guesswork and possible "deal breakers" right up front. The program also makes F.R.E.S.H Certified listings more attractive to other real estate agents, who will be more confident they are showing their clients homes that are indeed ready to sell. | Ask me ANY question about selling your home or property. Or request my FREE in-home presentation of how I would market your property in La Quinta, Palm Springs and Palm Desert! There's no obligation, and I promise to get back to you quickly...
Home Inspections >Walk Through Woes
Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.
Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.
